Is a Permit Required?
Permits are the way the Village of Hinsdale regulates and reviews that all construction in the Village meets life and safety codes. There are several different types of permits based on the applicable building codes (examples include: 2006 International Residential Building and Mechanical Code and Illinois State Plumbing Code). Most residential and commercial projects require a combination permit. In addition, demolition plans also require a permit.
Obtaining the permit is just the first step in the process. In this step, you will need stamped: architectural drawings (include FAR overlays), Plat of Survey and civil engineering drawings (if applicable) showing the proposed improvements and illustrating the type of construction materials you will be using.
Special Notice to all potential building permit applicants: If you own a historic local landmarked home or property, or is located in the Robbins Park Historic District, please be aware of special requirements associated with a Certificate of Appropriateness review by the Historic Preservation Commission, when considering new construction, demo or improvements. For more information, please click here.
Once plans are approved, you are required to complete the project to those plans. You must seek Village approval first, prior to any potential changes to the plans. All permits will need to be inspected after the work has been completed.

The Village of Hinsdale is home to many tremendous historic houses and structures which have contributed to the beauty of our neighborhood. These structures and districts play an important role in the heritage of our community and special attention is taken to preserve our historic treasures. Be aware that downtown Hinsdale, the Robbin's Park Historic District and specially designated landmarked homes and structures scattered throughout the village may require additional requirements, submittals and reviews beyond standard permit applications. We strongly advise anyone considering construction or improvements to their building or residence to consult the Village of Hinsdale prior to commencing project activities. Proactive consultation may accelerate your submittal process and minimize your project timeline.

Obtaining a building permit provides protection to the property owner that the proposed scope of work meets the health, safety, and welfare of the adopted model codes. Building permits maintain safe, healthy buildings, and high property values. A building permit ensures the plans will be reviewed for all code and zoning compliance, the scope of work is inspected for code compliance, and all applicable municipal codes are met. If you are contemplating work being done either inside or outside of your home it never hurts to call the Building Department, 630-789-7030, and ask if a permit would be required. Below is a drop down menu for some of the most commonly sought improvements.
